Course description

This course will deal with the tools needed to properly conduct field review; tips on organizing and analyzing data output; and interpretation of field review forms; including comp sheets, cost sheets, and commercial market and income documents.

The field review procedures discussed in this course will cover general guidelines for all types of property review (excluding heavy industrial) and discuss the substituting of appraisal judgments for inadequate computer estimates. The course includes both classroom discussion and actual field review of a limited number of parcels.

The procedures will be broken down into the following categories:

  • Tools needed,
  • area analysis,
  • routing,
  • valuation in general,
  • vacant land reviewing,
  • residential improved reviewing,
  • farm reviewing,
  • commercial/light industrial reviewing,
  • file maintenance of values,
  • overall reviewer's responsibility.
